Considering Selling?

Are you considering selling your Springbrook Square property?

Here are some things to keep in mind:

  • Please encourage your agent to direct prospective buyers to this web site in advance so that they can learn about this Community.
  • A “For Sale” sign can be placed on the home property, not common space (be mindful of irrigation lines close to driveways and sidewalks!).
  • Directional signs that say “Springbrook Home For Sale” are provided by the HOA for the entrance of the driveway on 103rd Place, 102nd Ave NE townhomes and NE 129th Lane.
  • One “Open House” sign can be sited on the property driveway during open house hours.  No other signs are permitted.
  • For a home for sale in NE 129th Lane, for showing or open houses, please park on 103rd Place NE or on NE 130th St, as there is limited parking for residents.  Please note these parking suggestions on your listing information or open house signs.
  • Moving vans are not accommodated in the cull-de-sacs.  Please park on street when moving.
  • Be aware that any modification or work to be done on the outside of the property before a new owner moves in (i.e. new roof, exterior painting, landscaping work, etc.) needs approval before starting the work through the Architectural Control process.  Forms are available through the Community Manager Associa EMB or through the Town Square app.
  • Upon closing, the seller will notice a fee paid to the Community Management Company for conveyance of certain documents, account history/status, inspection. (The charge to a new owner account is a new account set up fee and is collected during closing. This fee is not for documents, inspections, or account history. That information would be ordered through the resale process and is typically required by the lender prior to closing and ordered by the seller or selling agent. They can select the documents they need and pay based on what they order)
  • To order resale documents or demands, please go to EMBmanagement.com and click on “Order Resale Documents” at the top of the page, and then follow the prompted steps.
